Restrictive Covenants
Part of the responsibility of the Board of Directors is to maintain the quality of the living environment within the boundaries of the three (3) subdivisions that make up Shadow Mountain. No matter which Shadow Mountain subdivision your home resides in, there are a specific set of Restrictive Covenants that are attached to your deed and are filed of record with Tulsa County. Each homeowner is legally bound to uphold these Restrictive Covenants. The Restrictive Covenants vary in small ways depending on your address. These Covenants and Bylaws were put in place to ensure that a certain amount of standardization is maintained throughout the neighborhood now and in the future.

The HOA is made up of volunteers that are giving their time to do something positive for the neighborhood and one another. Please review the guidelines below before contacting the board about your concern.
1.) If the concern is with a neighbor, you should first talk to that neighbor directly before calling anyone. Give them a chance to resolve before taking further measures. We often hear that a person does not want to talk to the neighbor about the issue out of concern for their relationship with that neighbor, or possibly concern for their safety. It is not reasonable to put a volunteer board member in such a position if you yourself are not willing to do so first.
2.) It is important to distinguish what is a City Ordinance complaint vs an HOA complaint and contact the appropriate parties. Examples of such will be listed below. Do not expect the HOA to take on a city ordinance issue on your behalf. It is your responsibility to call the Mayor’s Action Line to report and follow up on any city ordinance violation.

1.) Yard and Structure Maintenance including:
Tall Grass (12 inches)
Trash, Junk, Debris in yard or on curb
Stagnant Swimming Pools
Broken Windows
Structure in need of repair
Tarps on roof, cave in, etc

4.) Abandoned, Disabled, or Illegally parked cars

Disposing of Household Pollutants
Beginning in January 2016, a year-round facility will be open and free for Tulsa residents to dispose of household pollutants by appointment.
The Household Pollutant facility is the first of its kind in northeast Oklahoma and certified staff with more than 25 years of experience and training will be onsite to handle household pollutant materials. The facility will service the greater Tulsa metro area, but citizens must contact their respective municipalities for information on disposal options and costs before making an appointment. The facility will only accept household pollutants generated by household users and the facility is not available for commercial companies or businesses.
The Importance of Proper Disposal
Did you know many of the chemicals we have in our households could be considered hazardous if used or disposed of in an improper way? The City hopes a permanent disposal facility will discourage disposal of household pollutants down sanitary sewers, storm drains, or into the trash and recycling systems, which pose a risk for the environment, water sources, wastewater collection and treatment systems, and for staff handling the household pollutant materials in the trash and recycling systems.
Accepted and Non-Accepted Items
All wastes are subject to inspection and possible rejection. If wastes are not accepted by the facility it is the customers’ responsibility to dispose of the waste properly and within federal, state and local laws.
Accepted Items Include: Fluorescent and CFL Lightbulbs | Oil Based Paints and Paint Thinner | Flammable Liquids | Lawn Chemicals | Automotive Fluids | Cooking Oil/Grease | Aerosols | Household and Car Batteries | Household Cleaners | Pool Chemicals
Non-Accepted Items Include: Industrial or Commercially Generated Waste (including NHIW waste) | Latex Paint | Medical or Biomedical Waste | Asbestos Food or Organic Waste | Radioactive Material | Ammunition/Explosives | Electronics | Tires | Compressed Gas | Cylinders | Unknown Materials or Substances
